Brickman made a series of strategic acquisitions in Texas between 1993 and 1996 in the aftermath of the Savings and Loan crises. Brickman identified approximately 2,000 housing units that could be purchased for a fraction of their replacement cost and acquired apartments in Arlington, Bryan, Houston and San Antonio. Brickman evaluated these properties and commenced capital improvement programs which included replacement of roofs, interior renovations and exterior upgrades. After the repositioning of these apartments, Brickman was able to raise rents, increase occupancy levels and improve net cash flow.
