55 Summer Street
Overview
55 Summer Street is a 10-story office building located in the heart of Downtown Crossing. The property was built in 1976 as a bank headquarters and was also the home of Syms department store through the mid-1990's. In 1997, it underwent a major renovation and was returned to its original use as a multi-tenant office building. 55 Summer was 86% leased at the time of closing; however, ownership signed a lease to expand Maximus to bring the building's occupancy rate to 97%.

Brickman was attracted to 55 Summer primarily due to the outlook for Downtown Crossing. The area has been the beneficiary of a City revitalization effort to improve Downtown Crossing. Until recently, the Crossing was known as a secondary location within the Downtown market but is now the home to new luxury condominiums, hotels and top-tier restaurants. Brickman believes that 55 Summer's value will rise with the surrounding area. In addition, the property offers tenants an efficient floorplate and excellent views at a "value rent" when compared to other towers within the financial district
