Overview
Maritime Plaza was an opportunity to capitalize on the tremendous growth of the "Near Southeast" Washington, DC revitalization. In 2001, more than 4,100 Naval Sea Systems Command (NAVSEA) employees were relocated to the Navy Yard. The location of the Class A buildings combined with the high occupancy of credit tenants serving NAVSEA made the building an attractive investment based on the building's fundamentals. With significant growth in defense spending coupled with prospects for the revitalization of M Street and the Near Southeast Anacostia Waterfront, Brickman believed this section of Washington, DC would prove to be a strong core play with an opportunity for potential upside.
Description
Maritime Plaza sits on 12 acres of land. Encompassing a total of 345,000ħSF, buildings I and II were built in 2001 and 2003, respectively. It is located off of I-395 and I-295 interstate highways, and within a one mile shuttle-ride of the Metro.
Results
The growth of "Near Southeast" Washington, DC has been much stronger than anticipated. Significant development has occurred along M Street including new Federal Buildings and office space. Notably, the DC City Council passed the required stadium lease agreement in Feb. 2006 for the Washington Nationals' new home, which will be at the intersection of Potomac Avenue and 1st Street. The City's plan for mixed-use development (office, retail, residential, and food & beverage) should make "New Southeast" a vibrant destination.
