In early 2005, Brickman began tracking the burgeoning growth within the region triangulated by Duke University, N.C. State University, and the University of North Carolina at Chapel Hill. The firm identified the opportunity to invest in an unrecognized, high-growth market with growing rents, high tenancy, and significant positive absorption.

Through an existing relationship, Brickman was introduced to Gary Hock the developer of Hock Plaza, a recently developed office building located directly across from the main campus of Duke University. Brickman immediately realized the unique potential of the building's location near Duke University Medical Center, which is consistently ranked among the top ten health care organizations in the country.

The 11 story, 450,000±SF office building was constructed in 2004 and is located on Erwin Road Durham, NC.

At the time of acquisition, the building was 91% leased and continues to be leased by various departments, groups, and biomedical research companies related to Duke University Medical Center.
