Brickman is a New York based real estate equity and debt owner, operator, and investor. It is a vertically-integrated investment management platform that has invested over $1.5 billion of equity, primarily through six commingled private funds, on behalf of institutional and high net worth investors. Brickman has managed funds investing in an array of strategies including opportunistic, value-add, and core-plus through a mix of both equity and debt products. The company’s vertically-integrated platform, with in-house property management, project management and leasing teams, has owned, operated, leased and asset-managed over 8.6 million square feet of office property, with a current office portfolio of 2.3 million square feet in eight markets across the United States.
Brickman was formed in 1993 and is 100 percent owned by its principal Bruce S. Brickman. The firm developed two initial strategies: purchasing distressed assets (loans and owned real estate) from financial institutions, and purchasing high quality, multi-tenant, small floor plate office buildings in major markets.
Both of these strategies evolved from the firm's owner-operator roots and allowed Brickman’s principals to harvest returns investing in both debt and equity through the application of property-level expertise from acquisition and origination through asset disposition.
Brickman Real Estate Fund I, with an initial closing in April 2002, was primarily comprised of high net worth investors. By the time of Brickman Fund IV (final closing November 2007), the majority of the Fund’s limited partners were pension funds, endowments, foundations and funds of funds.
To date, Brickman has launched six closed end real estate funds representing over $1.5 billion of equity capital.
From its formation in 1993 through December 31, 2016, Brickman has invested, for its own account and for the account of funds under its management, over $1.5 billion of equity capital and in excess of $4.8 billion of total capital in approximately 103 opportunistic, value-added, core plus, debt, and equity investments. Brickman's experienced leadership and team members have worked together for over ten years. Through its investment affiliates, Brickman has owned, operated, leased and asset-managed over 8.6 million square feet of office property, with a current office portfolio of 2.3 million square feet.
