Brickman purchased 3 Hunting Quadrangle at substantially below replacement costs as the building's sole tenant was scheduled to vacate the premises shortly after acquisition. The property had many strong attributes that Brickman knew would be attractive to back office tenants in the market. Due to Brickman's cost basis, a fully-renovated building would allow Brickman to be a low-cost provider of high-quality back office space. Brickman commissioned a renowned Long Island-based architectural firm to redesign the lobby, elevators, bathrooms, and corridors; and then commenced an aggressive leasing campaign. Brickman's capital campaign attracted several major tenants, bringing the occupancy of the property to 90%. The firm sold the property in 2002.
