The 35-story office building was constructed in 1984 and is located between Lexington and Third Avenues. Brickman identified the opportunity to turn a well-located side street building in the Plaza District of Manhattan into a high-end office location for small, exclusive tenants. Brickman acquired the property at a discount to replacement cost in 1999. The firm executed its capital and service upgrades, including elevator lobby renovation, "pre-built" leasing strategy, and lobby re-design. Brickman retrained the service personnel to create a first-class office building for its tenants. With rents significantly increased and the property's image enhanced, Brickman sold the property in 2001.
